Pre-COVID (2019): Inventory levels were relatively steady.
Pandemic Frenzy (2020–2021): Rates were hovering around 2.5%–3.0%, fueling a buying surge that drained listings to near-historic lows.
Today: Inventory is on the rise again, but we still haven’t hit those pre-pandemic levels. Meanwhile, rates that peaked in the low 7% range have dipped closer to the high 6% range—down from their worst but still a far cry from 2021’s lows.

So, what does that mean if rates continue to go down? Typically, when borrowing becomes cheaper, more buyers jump into the market, which can push prices up—especially if inventory remains limited. If you’re a buyer, snagging a home before rates potentially dip further (and demand heats up) could make sense. If you’re a seller, a small rate drop might mean more motivated buyers competing for your home.
There’s no one-size-fits-all rule. Just like in 2021, it’s about timing your life circumstances with the market’s ups and downs. Whether you’re upsizing, downsizing, or simply ready to put down roots, the “perfect moment” is often less about hitting the absolute bottom (or top) of rates and more about making a move that aligns with your personal goals.
