The number of new listings this past week has increased significantly from the week prior. (UP 53%)
Sales are “down”… but with more inventory coming on, the Buyers who have been patiently waiting on the sidelines have more to choose from and are now starting to pull the trigger – thus resulting in more pended listings as indicated by the green line in the above graph.

On November 1st, 2023 there were 457 units available for sale…

That is a 23% decrease from last year,
but about a 1% increase since last month.
Inventory is trailing upwards like we anticipated.
However, days on market is decreasing…
We are hovering around 40 days right now compared to last month at 48 days. Which tells us demand is still there…
