Below is our annual breakdown of pricing, sales, days on market, and mortgage rates.

Compared to last year, prices held relatively steady with some month-to-month movement. Correctly priced homes continued to sell without major discounts.

December Avg Sold Price closed out about 10% higher than December 2024.

Sales activity increased compared to the year prior, especially in the second half of the year. As rates stabilized, more buyers re-entered the market, even though they remained selective.

December 2025 sales closed out about 44% higher than December 2024.

In 2025, homes generally took a bit longer to sell, with noticeable variation month to month. Properties that were priced right from the start still moved quickly, while others needed more time.

Our market here in Lake Havasu City feels steady…

Sales have picked up, prices haven’t shifted dramatically, and days on market really depend on how a home is positioned.

Since we’re largely a second-home and relocation market, buyers here tend to move a little slower and think more long-term than in bigger cities.

For sellers, pricing and presentation continue to matter more than timing.

For buyers, the market offers more room to be selective than in recent years.

Mortgage Rates: Year-Over-Year

Mortgage rates are lower than they were this time last year, even though they’ve moved around throughout the year.

The improvement compared to last year has helped bring more buyers back into the market and supported increased sales activity.

Havasu Balloon Festival & Fair

The Havasu Balloon Festival & Fair returns January 22–25 in Lake Havasu State Park, and it’s one of our most anticipated annual events.

The skies come alive with dozens of colorful hot air balloons at sunrise, there are tethered rides, carnival attractions, live entertainment and food vendors, and the evenings feature the magical “Glowin’ on the River” balloon glow.

It’s a great weekend for families and visitors to enjoy stunning views, activities for all ages, and community spirit right here in town!
